ABOUT THE HOUSE
Swallows House is a superb individual detached house in an elevated position, ideally located in a popular rural village and within easy reach of the best that North Devon has to offer. The house has extensive gardens backing onto open fields and offers spacious, versatile family accommodation with characterful period features. Briefly, it comprises: on the ground floor, an entrance porch, hallway, study, play room, a large dual aspect living room with wood burning stove, a well-appointed kitchen/breakfast room, a utility room and a stunning dining room with vaulted, timber beamed ceiling; on the first floor, four good-sized bedrooms, a family bathroom and a family shower room.
A useful garage/outbuilding adjoins the dining room. Part of it is currently being used as an occasional office space with mains power and skylight. The rest may provide scope for an annexe or enlargement of the main accommodation, subject to any necessary consents.

The house has a cast iron front gate and also, at the side of the property, a private, double-gated driveway with ample parking and turning, leading to the adjoining garage. At the rear, large, attractive and established gardens feature a variety of shrubs and trees to create a private and secluded setting. Enclosed by mature hedges, the gardens are a particularly attractive feature of the property – they also adjoin one side of the dwelling and wrap around to its front, containing a variety of pretty patio areas. In all, Swallows House extends to just under one third of an acre.
Swallows House sits in a delightful elevated position at the edge of this pretty rural village, just a short walk from the centre. Chittlehampton centres on a historic village square dominated by an impressive 15th century parish church. The village is a thriving local community and includes a highly regarded primary school, a post office/village store, a cricket club and the award winning public house, The Bell Inn. There are further local facilities at High Bickington and Umberleigh, which has a railway station on the Tarka Line with a regular sprinter train service to Barnstaple and Exeter. The market town of South Molton, located just to the south of Exmoor, is surrounded by stunning countryside which offers a wide range of recreational pursuits – miles of walks, riding and cycling both on the moor itself and in the neighbouring environment.
